WHY YOU SHOULD CONSIDER BUYING LAND WITH EXCISION

As a real estate consultant, i have come across clients who only wants to buy land with C of O or a governor consent and often times rejects land with Excision or Gazette. In my part of the world there is a saying that says "who no like better thing". 
clients prefer to buy land with C of O because the documentation process has already being done by the developer, they see it as a geniune transaction
. while Excision document is different from the C of O, it takes a longer time for it to be approved by the government, but i have great news for you, land with excision is equally genuine and valuable and have lots of benefits.

What is Excision? 
An excise land is part of a vast area of land maybe 100 hectares, where 20 hectares is taken from it and given to the traditional head or the village head who does what he likes with the part given to the community. It is documented in an official document called the Gazette.

Below are some benefits for purchasing land with excision they are as follow:

1. You are a Land owner: you who bought land with excision or excision in progess and the buyer who buys a land with C of O are all land owners. No matter the title, you have a land that is yours, with your name on the documents that is genuine.

2. You have ample time to finish up payment later. Smart investors, average income earners are provided with opportunity to own land without so much pressure to complete the transaction. Usually when a client buys a land, that is not the only payment he or she will make, the documentation and developmental fees is another payment that will be made. because of the duration it takes the government to approve the excision document the buyer will have time to source for more money to finish up his or her transaction.

3. Instalment Payments: most developers provide instalment payment plans for anyone who wants to invest in landed properties a period of 3 to 6 months is given to complete payment and then own the land. The time varies among developers.

4. It is Cheaper to Buy: titled land like C of O are usually more expensive than excised land or excision in progress. The reason is that title land has already being documented by the developer for their client and what is left isn't that much work. While the excised land will take a while before the government approves it. That's the major reason why excised are less expensive.

5. You watch your Investment Appreciate: it is a known fact that land appreciated after a while. Excised land enjoys this as well. All the investor needs is to have patient for his or her investment with excision or excision in progress, to be approved by the government. As you wait for the document to be approve you get to watch your investment appreciate into millions.
